Glass roof

  • Tinted, self-cleaning glass in an Ultraframe roof: the most light, with less glare, and the classic Victorian look.

A guide to the look, not a design, and the colours are only a guide. Aluminium comes in any RAL colour.

What makes it Victorian? A bay, and a pitched roof.

A Victorian conservatory has a faceted front, three or five sides of a bay, rising to a pitched roof with a ridge. Sitting in the bay, you see the garden almost all the way round, and the shape suits period houses and new builds alike.

The shape, and your choices

  • Three facets for a compact bay, five for a rounder one with wider views
  • Straight sides beside the bay, where French doors or bifolds sit best
  • A brick base to match the house, or glass to the floor
  • Finials and ridge cresting for a traditional look, or plain lines for a modern one

Look at another style if

  • You want the most floor space and square corners for furniture: a Georgian or Edwardian
  • You want height, and a wall of glass at the front: a gable-end
  • The wall is low, or it’s a bungalow: a lean-to
  • You want a bay to sit in and a separate dining space: a P-shaped

From the ground up. One team, start to finish.

No juggling trades. We manage every stage, with our own trusted local builder, who has worked alongside us for years on hundreds of conservatories across Suffolk.

  1. Survey and CAD drawings

We measure the space, set out the bay and the roof pitch, and draw your Victorian in CAD so you can see it before we build.

  2. Approvals

Most conservatories are permitted development. If yours needs Building Control, we apply, arrange the inspections and hand you the certificate.

  3. Groundworks and base

Our builder lays the foundations and the faceted brick base, matched to your house.

  4. Frames, roof and glass

We supply and fit the frames, the roof and the glazing ourselves.

  5. Electrics and plastering

Sockets, switches and lighting, plastered walls, and a subfloor ready for your flooring.

  6. Sign-off and aftercare

Final checks, certificates, and guarantees from the base to the roof, including the roof maker’s own 10-year guarantee.

How much is a Victorian conservatory? Here’s what sets the price.

Every Victorian is made to measure, so we price yours after a free survey: one written price for the whole build, to take away and think over. These are the choices that move it:

Size
The width along the house and how far the bay comes out into the garden, and three facets or five.
The roof
Glass lets in the most light; a tiled warm roof makes it a room you use all year; tiles with glass panels do both.
The walls
A brick base, or glass to the floor.
Frames and doors
Halo uPVC is cost-effective, and aluminium gives slimmer frames in any RAL colour. French doors, or bifolds along the straight side.
Where you start
A new base and foundations, or a new roof on the Victorian you have, which is a smaller job.
Inside
Electrics, lighting and plastering are part of a full build; heating, flooring, roof vents and blinds are options.

Questions about Victorian conservatories.

Anything else? Request a quick callback or call 01473 659062 and ask us straight.

How much does a Victorian conservatory cost?

It depends on the size, the number of facets, the roof, the walls, the frames and doors, and what goes inside. We survey for free, draw it up and give you one written price for the whole build. See what sets the price. Finance is available at 12.9% APR representative.

Three facets or five?

Three facets make a compact bay that suits a smaller garden; five make a rounder bay with wider views and a little more floor. We’ll draw both if you can’t decide.

Do I need planning permission?

Usually not. On most houses a single-storey conservatory at the back is permitted development if it goes no more than 3 m beyond the original back wall (4 m for a detached house), stands no higher than 4 m, keeps its eaves to 3 m within 2 m of a boundary, and, with any other extensions and outbuildings, covers no more than half the land around the house. Flats, listed buildings, conservation areas and some new-builds have their own rules. We check yours at the survey.

Does it need Building Control?

Not usually, with a glass roof: a conservatory is normally exempt if it’s at ground level, under 30 m², with a roof at least three-quarters glazed and walls at least half glazed, separated from the house by external-quality walls, doors or windows, with its own heating controls. A tiled warm roof, or opening it up to the house, needs approval. We apply, arrange the inspections and hand you the certificate.

Can a Victorian have a tiled warm roof?

Yes. Tiled warm roofs are made for Victorians with equal facets, with a plastered ceiling inside, ready for spotlights or pendants, and glass panels or roof windows if you want daylight too. Already have a Victorian with a tired glass or polycarbonate roof? See replacement roofs.

Where do the doors go?

French doors can go in the bay or the straight side. Bifolds and sliding doors need a straight run, so they go along the side, where bifolds can fold back against the house wall.

Won’t it be too hot in summer and cold in winter?

Not with the right roof. Facing the sun, solar-control glass turns back much of the heat: Ultraframe says its Conservaglass turns back up to 82%. A tiled warm roof, insulated with a plastered ceiling, keeps it comfortable all year, and roof vents and opening windows help in summer.

uPVC or aluminium?

Halo uPVC is cost-effective and low maintenance, in white, grey or woodgrain. Aluminium from Smart or Cortizo has slimmer frames for more glass, in any RAL colour.

Can I spread the cost?

Yes. Finance through Novuna at 12.9% APR representative, from £500 to £25,000 over 1 to 10 years, or buy now, pay later at 14.9% APR. Finance is subject to status. Try the calculator.
