Lean-to conservatories,
the simplest extra room.

A single roof sloping down from your house wall, with uPVC or aluminium frames and a glass, polycarbonate or tiled warm roof. It suits bungalows and walls where height is limited, and it’s one of the most cost-effective ways to add a room. Admiral and its own trusted builder do it all, from the base to the roof. Try a size, then see what sets the price.

From the ground up. One team, start to finish.

No juggling trades and no chasing builders. We manage every stage, with our own trusted local builder, who has worked alongside us for years on hundreds of conservatories across Suffolk.

  1. Survey and CAD drawings

We measure your wall and the space, set the roof pitch, and draw your lean-to in CAD so you can see it before we build.

  2. Approvals

Most lean-tos are permitted development. If yours needs Building Control, we apply, arrange the inspections and hand you the certificate.

  3. Groundworks and base

Our builder lays the foundations and brickwork, matched to your house.

  4. Frames, roof and glass

We supply and fit the frames, the roof and the glazing ourselves.

  5. Electrics and plastering

Sockets, switches and lighting, plastered walls, and a subfloor ready for your flooring.

  6. Sign-off and aftercare

Final checks, certificates, and guarantees on everything from the base to the roof, including the roof maker’s own 10-year guarantee.

A full build includes

  • Groundworks, foundations and brickwork
  • Frames, roof and glazing
  • Electrics, sockets and lighting
  • Plastered walls, and ceilings under a warm roof
  • Building Control, if it’s needed
  • Guarantees from the base to the roof, with 10 years on the roof from its maker

What we leave to you

  • Painting
  • Skirting boards
  • Floor coverings: we leave a subfloor ready for them

Heating, underfloor heating, roof vents and blinds are options, if you want them.

How much is a lean-to? Here’s what sets the price.

Every lean-to is made to measure, so we price yours after a free survey: one written price for the whole build, to take away and think over. These are the choices that move it:

Size
The width along the house and the depth into the garden. Try sizes above.
The roof
Polycarbonate is the most affordable; glass lets in the most light; a tiled warm roof makes it a room you use all year.
The walls
A brick base, or glass to the floor.
Frames and doors
Halo uPVC is cost-effective, and aluminium gives slimmer frames in any RAL colour. French doors, or bifolds and sliders that open the whole side.
Where you start
A new base and foundations, or a new roof on the lean-to you have, which is a smaller job.
Inside
Electrics, lighting and plastering are part of a full build; heating, flooring, roof vents and blinds are options.

Glass, polycarbonate or tiles? Three roofs compared.

All three are made for year-round use, and a hybrid mixes tiles with glass rooflights. A tiled roof needs some slope: from 10° to 12.5° for SupaLite’s tiles, depending on the tile, and from 5° for Ultraframe’s Livinroof. A glass roof can go as low as 2.5°. We’ll tell you which suits your wall at the survey.

How much does a lean-to conservatory cost?

It depends on the size, the roof, the walls, the frames and doors, and what goes inside. We survey for free, draw it up and give you one written price for the whole build. Try a size and see what sets the price. Finance is available at 12.9% APR representative.

Will a lean-to fit on my bungalow?

Usually, yes. A lean-to’s roof slopes down from a single line on your wall, so it suits bungalows and walls where there isn’t much height under the eaves. We measure your wall at the survey and set the roof pitch to suit.

Do I need planning permission?

Usually not. On most houses a single-storey lean-to is permitted development if it goes no more than 3 m beyond the original back wall of the house (4 m for a detached house), stands no higher than 4 m, keeps its eaves to 3 m within 2 m of a boundary, and, with any other extensions and outbuildings, covers no more than half the land around the house. It can’t be higher than the house’s roof or eaves, or stand forward of the front wall, and a bigger one may need prior approval. Flats, listed buildings, conservation areas and some new-builds have their own rules. We check yours at the survey.

Does it need Building Control?

Not usually, with a glass or polycarbonate roof: a conservatory is normally exempt if it’s at ground level, under 30 m², with a roof at least three-quarters glazed and walls at least half glazed, separated from the house by external-quality walls, doors or windows, with its own heating controls, and with safety glass and electrics that meet the regulations. A tiled warm roof, or opening it up to the house, needs approval. We apply, arrange the inspections and hand you the certificate.

Can a lean-to have a warm roof?

Yes, if there’s height for the slope it needs. SupaLite’s tiled roof needs from 10° to 12.5°, depending on the tile, and Ultraframe’s Livinroof of insulated panels and glass goes down to 5°. We measure your wall and advise on the best one for yours at the survey. Inside, you get a plastered ceiling with LED spotlights.

Glass, polycarbonate or tiles?

Glass lets in the most light, polycarbonate is the most affordable, and a tiled warm roof makes it a room you use all year. See them compared.

Can I have bifold doors?

Yes. Choose French doors, sliding doors, or bifolds that fold right back and open the whole side to the garden.

uPVC or aluminium?

Halo uPVC is cost-effective and low maintenance, in white, grey or woodgrain. Aluminium from Smart or Cortizo has slimmer frames for more glass, in any RAL colour.

Is a lean-to secure?

Yes. Our frames have multi-point locks, internally beaded glazing and toughened safety glass, built to keep the room as secure as the rest of your house.

Do you build the base?

Yes. Our trusted builder, who has worked alongside us for years, does the groundworks, foundations and brickwork, matched to your house. Or we can put a new roof on the lean-to you have.

How long does it take?

It depends on the size and the groundwork, so we’ll give you a timescale with your quote. A new roof on an existing conservatory is much quicker: a simple Ultraframe roof can go on in a day (one customer’s did), and SupaLite says its tiled roof takes 3 to 4 days on a standard conservatory, before plastering.

Can I spread the cost?

Yes. Finance through Novuna at 12.9% APR representative, from £500 to £25,000 over 1 to 10 years, or buy now, pay later at 14.9% APR. Finance is subject to status. Try the calculator.
